What is in your future?

When buying a home you should consider what your future looks like for at least the next seven years. This can help you decide how big of a home you will need. Some people will plan on the next thirty years. People are looking at keeping their homes for longer than they have before. Before looking for a home you should consider some questions so that you can decide how big of a home you will need:

 Are you married or are you planning on getting married?

 Are you planning on having kids and if so how many?

 Are you planning on owning animals? If so what kind and how many?

 How long will your kids be living with you? Are they going to move back after college?

 Are any aging parents or relatives going to be moving in with you?

 What is the future of your career? Will you need to move for your job?

 Do you want extra space to rent out?

How much maintenance and repairs can you handle?

You must consider how much time, energy and money you want to put into fixing and maintaining your property. Some areas also have a Homeowner’s Association that you will need to be involved with. Homes without a homeowner’s association will require more work to maintain while those with the association require little to no repair. You also would have to pay a monthly fee and dues to the association that do these repairs for you and you may have to attend meetings to discuss issues regarding your property. Some people prefer this lifestyle while others prefer doing the repairs themselves.

If you are somewhere in the middle of these extremes, then you should consider a newer home that is smaller. These homes will need less repair and maintenance than an older home and it will be less space to maintain. It is a good idea to talk to your real estate agent about a home warranty plan that will keep you from paying for large repairs or find out what the Homeowner’s Association will cover for repairs.

How much can you afford in the short and long run?

This question can be a difficult one to answer. You should consider the first two questions along with this one. You may not be able to afford what you want right away, but you will be able to make a smarter decision in buying that home eventually.

When considering your finances  to purchase a South Lake Tahoe home you will have to think of any repairs you will have to pay upfront for the home. You should also think about any financial problems you could have in the future such as being laid off. Future finances can be very difficult to determine, but should be considered. You also should think about the increase in property taxes should you choose to upgrade or add on to your home. If you are planning on buying extra space for potential adult children or aging parents, can you determine how much money they can contribute?

When a lender assumes ownership of a property it will almost always quickly re-sell the property to recover the unpaid loan amount.  Here are some tips on navigating a bank-owned purchase in South Lake Tahoe.

Daily property searches

It’s important to check daily for newly released bank-owned properties through the MLS or newspaper ads and acting as quickly as possible.

Depending on the redemption period a bank may re-sell the property fairly quickly.  You need to create a system of tracking these properties if you’re following a certain area so you may educate yourself regarding the various factors involved in purchasing distressed properties.

Once you’ve found a property, you should do a drive by to see the condition and neighborhood it’s in.  Some properties may have notices posted to the door which may have more information about the bank who now owns it.  A good chance to see if it’s listed with an agent as well.

Research is key

If you find a property that’s of interest to you, do some research and find out if it’s a good deal/opportunity.   Don’t take too long, 1-2 days, because time is of the essence with bank-owned properties as there are others doing the same thing as you.  Be sure to get the estimated market value and the bank’s break-even amount if possible.  This includes the unpaid balance of the loan, fees/costs incurred during the foreclosure process and any other liens that the previous owner may have acquired during their ownership.

Get pre-qualified and call the bank or the Realtor

It’s imperative that you are prepared to make a purchase once you make contact with the bank;  get pre-qualified through a lender.  If the property is already listed in the MLS, you can contact the listing agent directly. 

If the property is not yet listed, you’ll need to take some assertive steps and contact the bank who holds the note directly.  Ask for the REO (Real Estate Owned) department, bank-owned department or asset management department.  This may take some time so be patient and persistent.

You may also fed-ex or fax a letter of interest in the property.  Some buyers provide a good faith check made out to local escrow company to show how serious they are.  A good faith check is typically a small percentage of the purchase price and should be refunded if no transaction takes place.

Negotiation

Once you’ve made contact with the listing agent or one of the bank’s managing departments, you should schedule a walk-through to make sure the property is what you’re looking for. 

If you’re prepared to proceed, begin negotiations.  An experienced Realtor will come in handy at this time as bank contracts can be  quite confusing at times.   They are very lengthy and detailed and there will be very strict time frames for meeting the banks demands.  Not meeting the banks demands in a timely fashion could cost you the property and possibly your deposit so be ultra cautious with time frames.

Most bank-owned properties are sold “as is” so be very clear on the condition of the property and any costs for repairs you foresee, you will be paying them.   Get a home inspection and make sure the title report is clean.  Your escrow company will assist with the title report and any liens that may be associated with the property.

Seal the deal

Once all demands have been met, property inspections are done, lending requirements fulfilled, you’re ready for the close.  Enjoy your South Lake Tahoe property!

Should I buy or rent?

What used to be a given is now a dilemma for many in the real estate market. To rent or to buy? In the past one would buy a home as soon as it was affordable but in the face of the big housing bust and slow recovery that is not the case anymore. Low prices are a good opportunity but buyers are not convinced that prices are done adjusting. It’s a catch 22 that has so many buyers stuck sitting on the fence on whether to buy or not in South Lake Tahoe.

Fortunately, there are signals of change which indicate that it may be time to get off that fence and jump into home ownership.

Mortgage rates are beginning to creep up. Home prices have been low for the last several years and during this same time, interests rates have also been low creating record-high affordability for the last few years, causing many buyers to believe that this window of opportunity won’t be ending anytime soon.

Prices are not going to skyrocket anytime soon but interest rates are a different story. Rates have been adjusting these past few months, and with inflation and Fed rates set to spike later this year, these low interest rates we’ve grown accustomed are predicted to be as good as gone for quite sometime. It is expected that governmental intervention in the mortgage markets is likely to wind down which means higher interest rates that we can expect to stick around for a long time.

The rise of mortgage rates is a good indicator that the peak of opportunity is now, as well as home affordability.

Rental rates are also on the rise and the foreclosure crisis has created an additional demand on rental housing inventory. Homeowners who have lost their homes to foreclosure now need to rent and buyers in a high foreclosure area have been hesitant to buy, electing to maintain their rental status longer than usual. In addition, tight lending guidelines have made it much more difficult for home ownership. As a result, rents are rising due to the high demand of rental homes.

A stable career and home life. For many, home buying is a long-term endeavor these days and the smartest home buyers look at the stability of their lives, income and career, not just the market, for the right time to buy. Ideally one must be able to commit to staying in the same place for 7 to 10 years when considering a home purchase. Lenders require a minimum of 2 years at your place of employment or in the same general field of work. You don’t want to be just beginning a career in which you think you might be transferred, nor do you want to buy if you are advanced in your career which may be downsizing the workforce in your region.

If you can foresee 7-10 years of stability in your career then you may be in a great place to consider the home purchase of your dreams.

Predictability of the home you’ll need in a few years. Since successful home ownership often requires you to be in your home for a number of years it’s very helpful to think about what type of home, living space, bedrooms, etc., you’ll need in years to come. Perhaps you’re a newlywed expecting to have children in a couple of years, or an empty nester who expects to retire soon and you might not want to climb the stairs anymore to get to your bedroom. Before you buy a home you should have some idea of what your future holds and what your home needs will be, not just your current needs now. Having a vision and plan in place can really be a great help in the affordability of your housing needs in the future.

Knowing what you can afford at today’s prices ( a home with the space, amenities and location) and what you’ll need in the years to come might help you to know that buying vs renting is best for you.

Home buying in South Lake Tahoe is a huge decision and should take into account your long-term financial, and lifestyle obligations. If you’re on the path of home ownership and are aware of what you’re needs may be in the future then it’s probably a good sign for you to begin considering home ownership keeping in mind that your real estate mortgage decisions need to be smart and sustainable over the long-term.

Take some time, go speak with a mortgage professional, your tax guy, local Realtor or financial planner to make sure you have all your ducks in a row so you know exactly what you can afford for the long-haul.

Smart Negotiating

Negotiating strikes a different cord in each of us when it comes to thinking, talking and asserting ourselves about money matters. Some get excited at the prospect of haggling if they can save some money. Others cringe at the thought of bargaining even when thousands of dollars are at stake.

Current market conditions have invited every real estate expert and “wanna be” to your negotiating table with their own opinions and forecasts creating more angst in your ability to make personal financial decisions.

When it comes to buying or selling your home it helps to know that there are tools and ideas that go a long way in protecting your interests and your money! Take a look below at five negotiating ideas for smart home buyers and sellers.

1. Have an arsenal of information.

It’s very important that you are prepared with enough information to begin the negotiation process. Your strength will come from knowledge of the local real estate market for which you are buying or selling.

• what are the recent solds of the past 3-6 months
• average percentage of the purchase price homes are selling for
• average time homes are on the market

Your agent will help you to understand these numbers and how they correspond to your purchase or sale. Agents are also valuable in finding out what’s important to the other party like, reason for moving, monetary motivation, or ability to see the transaction to the close. While the other agent isn’t required to offer any information they often do as they have an interest in representing their client and obtaining a deal that suits their clients needs and priorities.

Most importantly you need to know what your top priorities are. A successful negotiation is based on what the home and the terms of the contract are to you. Knowing your own bottom or top line regarding price, your priorities, are imperative prior to beginning negotiations.

2. Use a problem solving approach to negotiations.

Be aware of all parties involved and their needs in order to move the transaction forward. It used to be two parties, buyer and seller, negotiating but in today’s market increasing bank guidelines and restrictions can impact the deal. From a short sale lender demanding a certain price to the buyer’s lender refusing to lend anything above a certain price.

There are plenty of buyers who have thought they scored a great deal by getting a bargain basement price on a short sale, only to have the seller’s bank increase in the sale price. And the opposite is also true: many of the deals that fall apart in today’s market do so because the home doesn’t appraise for the purchase price the buyer has agreed to pay.

Approach your negotiation with a problem solving attitude and aim to meet the needs of as many parties involved as possible. If you get some of your wants met too, you’ll be golden!

3. Take charge of your way of thinking.

Unless it’s purely an investment you really shouldn’t buy a home that you’re not in love with. A home is only worth what you are willing to pay for it so base that price on how much you want it or don’t want to lose it. Today’s market is full of multiple offer situations and you may only have one chance to make your best offer.

Knowing what is and isn’t within each party’s control during negotiation is very important. An agent is a great resource at a time like this, he or she can help you understand and avoid trying to negotiate things that are not really negotiable. Such things could be, the banks bottom line, cosmetic repairs on most foreclosures, etc. Knowing what is negotiable is equally important because it empowers you to maximize your offer and make it more attractive. Things like deposit amount, cash or loan, length of escrow, seller repairs, etc.

4. Minimize Time Pressures.

Many of us are in the market for a new home due to job relocation or some other form of a forced move and we find ourselves working with a deadline. Whether buying or selling be careful and don’t let deadlines cost you money. We’ve seen buyers and sellers make questionable offers or counter offers based on a panicky mindset.

Yes, housing is a most basic human need but buying before moving is not. We recommend leasing a home for at least a few months and shopping for a new purchase during that time. Not only does this eliminate the pressures of time and possibly over bidding for a home but it allows you to get to know the area and all the different neighborhoods, schools, restaurants, shopping, etc…
